Our brief was to exude style and sophistication for this villa and compliment the design attributes from the inspiration architectural elements of Swedish and New Zealand Architecture, while still maintaining the Australian sense of lifestyle and culture.

The villa was designed to be marketed to busy professionals and or hip downsizers who would appreciate the bespoke design features.

This lovely family home was left on a large allotment; hidden among other homes after a series of subdivisions by the past owners over a number of years. To be absolutely honest, we lost this listing when we first pitched for the business - it was only later that the clients explained that with the new business and an incoming first child (at the time) they were concerned that we'd potentially bitten off more than we could chew.

The property spent roughly ten months on the market with another agency before we were given the second opportunity to market it; our main 'issues' were the very blue kitchen & the lack of furnishings - which made it very difficult to understand the sheer scale of the home (six bedrooms and three living areas!) so we assisted with the organisation of kitchen resurfacing including colour selection & then put together a detailed furniture/styling package to highlight the size of the home.

It still wasn't the simplest sale; with our first offer falling through after the buyers sale didn't come to fruition & our next offer being subject to sale too. We were able to sell the second subject to sale offer property within a few weeks and the sales settled some 30 days later.

Final sale result of $670,000 and approximately 2.5 months, start to finish.

Our brief was to bring it back to its former glory to sell, this required maintenance work for 6 months prior and due to market conditions, the only expectations were to help the owner sell for original purchase price and enhance the charm of the grand old home.

Outcome: The property was on the market for 16 days and sold for $870,000. The sale of this property ended up setting a record price for the suburb.
